Dropping the asking price back to under $1.8-million convinced one shopper to circle back with an official bid for this detached Edwardian
Lucais Corp.
This detached Edwardian was initially priced at $1,850,000 late last November, but buyers’ interest waned leading up to Christmas Day. So the asking price was trimmed back to under under $1.8-million, which convinced one shopper to circle back with an official bid. “When the year turned over, a lot of stuff came off the market," agent Lucais Shepherd said. “In January, showings picked up and there was a bit more positivity in the market.”The bones of this two-storey brick structure date to 1912, but the rest is essentially new, from quartz counters in the kitchen and four bathrooms to designer light fixtures and oak hardwood floors in all three bedrooms upstairs and the open living and dining rooms. There is a fireplace in the living room.
“The last sale on the street of another house was $3.2-million and change, so that gives you an indication of what’s selling on the street and the calibre,” Mr. Shepherd said. “[Edwardians] are very solid houses and this has two beautiful bay windows with great views. [The sellers] didn’t spare anything, they literally did everything from scratch, including structural work as well.”to help you stay on top of news on the housing market, mortgages, the latest closings and more.
