Shopping for a condo? Here are 4 things to be aware of when considering whether to buy old, newer, or newest.

“In-suite laundry can be a deal-breaker for some people,” Stillhaven Real Estate Services’ Kristi Holz said.

Repairs to roofs, elevators, pipes and balconies tend to be required every 20 years or so. Special assessments and levies can sometimes run in the five figures, particularly for major jobs. “So anything after 1996 is built with rainscreen technology. That’s one thing we’re still dealing with. Most of the buildings that had leaking issues have been remediated, but not all. And some have only been partially rain-screened. If two sides of the building had water ingress issues there’s a good chance you’re going to have water ingress issues going forward. You want to make sure the exterior has been rain-screened.

Depending on a building’s location some amenities, like a gym, might not be a deal-breaker. “If the building is in a busy area, people can walk down the street and there’s probably a gym,” Holz said.
