Kingwood and Pecan Park ranked most and least popular Houston neighborhood among potential buyers
ranks as the least popular due to its rental-heavy housing and limited green spaces, a recent study finds., examined daily views of Zillow listings in 100 major American cities, as well as the length of time homes stayed on the market.Covering more than 14,000 acres, Kingwood garnered 12,600 daily views from potential buyers.
Following Kingwood, Greater Heights secured the second spot, Greater Uptown ranked third, Washington Avenue Coalition — Memorial Park took fourth place, and Alief landed in the fifth position. They attracted 10,950, 10,472, 8,607, 7,704 daily views, respectively.In contrast, Pecan Park received just 49 daily views on Zillow.
Kashmere Gardens, ranked second least popular with 58 daily views, faces issues such as fewer amenities and an industrial setting. The IAH - Airport Area, ranked fifth at 210 views per day, grapples with noise pollution complaints. Clinton Park Tri-Community and Denver Harbor - Port Houston ranked third and fourth, respectively, at 102 and 194 views every day.
Meanwhile, HouseFresh noted that listing views don’t necessarily translate into sales, especially in the current market conditions. The Mortgage Bankers Association found that sales of existing homes dropped by approximately 19 percent from 2021 to 2022. But this downward trend might soon come to an end, according to the HouseFresh study.
“There is a lot more ‘looking’ than ‘doing’ right now,” the study said. “But with post-pandemic prices soaring, sellers have flooded the market — and with supply outstripping demand, prices are starting to cool. Buyers could be about to stop browsing and start spending.”
