The number of homes sold in July dropped 37.7 per cent from last year

Home sales were 21. 3 per cent below the five year average and 13. 6 per cent below the 10 year average for this time of year.

The number of homes sold through the MLS® System of the Sault Ste. Marie Real Estate Board totaled 149 units in July 2022, decreasing 37.7% from July 2021. The MLS® Home Price Index tracks price trends far more accurately than is possible using average or median price measures. The overall MLS® HPI composite/single-family benchmark price was $316,500 in July 2022, an increase of 28.7% compared to July 2021.The more comprehensive year-to-date average price was $324,562, a gain of 23.1% from the first seven months of 2021.

New listings were 10.2% below the five-year average and 17.8% below the 10-year average for the month of July.
