i readers tell us the reasons landlords have decided to take money out of their deposits

But one issue that has long been a sticking point for renters is when landlords try to unfairly dock their deposits. Callum Mason, money and business reporter forof leaving a flat only to receive an email informing him that his landlord intended to charge him £100 to replace a lightbulb… and an extra £50 to clean the soon-to-be replaced bulb.a tweet asking you to tell us us of any nonsensical charges landlords have levied for repairs. Here is what you reported back.

I left a freshly made homemade rhubarb crumble in the oven . I also apparently left a “some fluff” on the floor which they photographed. Over £1,000 for the pleasure of those two mistakes.

If you think you have had an unfair charge taken out of your deposit, it is possible to challenge the decision. Below, we reveal what you can do if you think your landlord is trying to take too much money. Not helpful after you’ve moved out but good advice all the same. Before you move out, it’s a good idea to get evidence of the condition of the property when you leave in case you and your landlord disagree on how much deposit you should get back.

You can use your scheme’s alternative dispute resolution service to help you get your deposit back. It’s free and easy to make a claim. You’ll usually have to make your claim to the ADR service within three months of moving out of the property. If your landlord or letting agent refuses to use the ADR service you can take them to court instead. Although this should be a last resort.

If you agree about part of your deposit, you should get back the money you agree on quickly. You’ll usually get your money back in 10 days. After the ADR service gets evidence from both you and your landlord or letting agent, they’ll send you a final decision within six weeks by email or letter. If, for any reason, your deposit wasn’t protected and you don’t believe a fair deduction was made, you may have to take your landlord to the small claims court.
