Physical property investment is all about capital appreciation greater than inflation . This is the compensation landlords should expect for investment risk. Capital gains below inflation are impoverishing over the long term. LT capital appreciation well above inflation comes from an incremental increase in property demand vs. supply. Simply put, is your property a pleasure to live/work from?A great test for me remains whether you are able to attract international tenants/buyers from foreign economies? The current apparent high gross rental income , seems to make an investment property acquisition, when financed, attractive.
