The City of Cape Town has focused its attention on releasing land for the development of affordable housing to help citizens cope with decreased housing supply.
Cape Town’s surge in tourism following the Covid-19 pandemic has also seen a rise in properties available for short-term rentals, with many residents complaining they can no longer afford to live in the city.from Inside Airbnb
This could largely be because 81.8% — or just over 19,000 — of all Airbnb listings in Cape Town are entire apartments or homes. Cape Town also pointed out that the short-term rentals listed on Airbnb and other platforms do not indicate the number of properties that may have constituted affordable or market-led housing.
This aims to provide transparency into the short-term rental market and obtain the data needed to develop appropriate regulations. “Regulation helps ensure the place is safe; the place is clean; the place is of high quality. Airbnb has got a review system that really looks at quality, trust, safety on the platform. Do you really need in-person checks if the platform already allows for that?”
