Denver-based Focus Property Group proposes a 12-story, 204-unit apartment building at 1901 Chestnut Place in a concept plan filed with the city last month.
A Focus executive did not respond to a request for comment. The company has owned the property for more than a decade, records show. Next door at 1999 Chestnut Place, the company developed a 12-story, 233-room Hilton Garden Inn, which opened in early 2019.
Focus has developed a number of Denver-area projects in the office, retail, hotel and self-storage sectors. Focus President Josh Fine told BusinessDen in early 2021 that the company planned to start developing apartments. Focus also previously owned the adjacent property at 2059 19th St. It sold that lot to Denver-based Pando Holdings in 2019. Two years later, once development plans for a 12-story apartment building were approved, Pando sold the property to South Carolina-based Greystar, which is currently constructing the project.
The city saw a surge of concept plan submissions leading up to June 30, as developers sought to be grandfathered in from new income-restricted housing regulations that went into effect this month.
